In most Houston houses this traces straight back to the attic. The ductwork and air handler sit in an attic running far hotter than the outside air, and the ceiling plane below them is still open.

The first thing we establish is where your ducts run. If they are in the attic, bringing the attic inside the envelope usually does more than adding depth to the attic floor.

Long afternoon run times usually mean the equipment is fighting heat and humid air coming in. Settled insulation, an open ceiling plane and attic ductwork all push the same way.

We measure what is actually up there today.

That is usually an air problem — humid outside air arriving faster than the equipment can dry it. Sealing the envelope removes the main route in.

Where there is also a drainage, ventilation or crawl space moisture source, that has to be dealt with. We say so on site, before anything is sprayed.

Condensation off cold steel. Steel conducts heat quickly and stays dry itself, so on a humid night the underside of the panel drops below dew point and water forms on it.

Closed-cell applied directly to the panel removes the exposed cold surface. Vinyl-faced batt between the purlins leaves that surface in place: it sags, keeps the purlin as a thermal bridge, and traps moisture against the steel.

Air moves through top plates, the flue chase, can lights, the attic hatch and every penetration a trade ever made. Insulation that only slows heat leaves all of that in place.

Spray foam seals and insulates in one pass, which is why it changes how a leaky building feels where adding depth only slows the heat.

Rodent activity, water from a roof or plumbing leak, smoke, or material walked flat over twenty years. Air sealing needs a visible ceiling plane, and foam bonds to a clean substrate.

Removal is quoted as its own line so you can see it separately from whatever replaces it.

On a new build the spraying is the straightforward part. What decides whether a sub is worth using is whether the take-off is right, the crew turns up, and the scope is documented well enough for the super and the inspector to check.

Access, protection and sequencing matter as much as the foam. Attic, rim joist, garage ceiling under living space, and walls wherever they are already open.

Sealing the roof deck brings the attic inside the envelope and the ductwork with it. Insulating the attic floor leaves it vented. Where the ducts run and how much roof life is left decide which.

Rim joist first, usually — a small area that leaks disproportionately. Whether the crawl space itself should come inside depends on drainage and ground cover, assessed before anything is quoted.

Take-off from plans, one number per set, confirmed the day before, and a scope sheet the super can check. If framing slips we move, and we tell you early.
